Reasons to Lease a Green Building

When you're considering your options for commercial real estate, you may be tempted to rule out green buildings, as rents may be higher for properties that are built with sustainability and conservation in mind. The truth, though, is that the benefits of leasing space in a green building often outweigh any difference in cost. Here are some of the best reasons to consider leasing in green buildings:

 

1.  Lower Utility Costs

Many commercial tenants will find that the energy savings provided by renting in green buildings pay for any difference in rent paid for leasing the space. One study showed that LEED-certified buildings typically reduce energy usage and associated costs by 25 percent and that overall, spaces in green buildings can lower operating costs by an average of 19 percent.

 

2.  A Competitive Advantage

Renting green office space can be a selling point for your company. A recent survey found that 81 percent of consumers are more likely to choose products and services from companies that are known to be eco-conscious or "green," and 53 percent say that they will choose a green company over competitors even if the price for the product or service is higher.

 

3.  Furthering Green Initiatives

Many companies today are adopting sustainability standards in order to benefit all of their stakeholders. Renting green office space can fit perfectly into a sustainability plan. When you move into a building that is certified as being green, you're less likely to have to make costly changes to comply with your sustainability policies.

 

4.  Better Productivity

Believe it or not--green office spaces have been shown to increase worker productivity. One study found that workers at companies with environmental-friendly policies and eco-friendly workplaces had productivity levels that were 16 percent higher than those who didn't. Knowing that their companies care for the planet seems to inspire people to work harder, and features in green buildings, like pleasing LED light, make completing daily tasks easier.

 

5.  Increases in Workplace Health 

LEED-certified buildings must meet strict standards for air quality, and breathing in cleaner air throughout the day can have a positive impact on your employees' health. One study found that green buildings can reduce respiratory illnesses like colds and flu by 9 to 20 percent and lower incidences of asthma attacks and allergies by 18 to 25 percent, meaning less sick days for your employees. There is also evidence that LED lighting in green buildings provides health benefits. Research has shown that they can decrease the incidences of headaches by 27 percent. Not only does improving work place health benefit your employees and reduce missed work, but it also can lower the cost of employee health insurance.

 

6.  Improved Standing in the Community

Many green buildings are well-known in their communities, as many have large grand openings and are widely publicized in the news. Renting space in a well-known green office building can improve public opinion of your business, showing your local vendors, neighbors and civic leaders that your company cares about the planet.
